2015-CDA-FlaTa

An entrepreneur so much in love with the Bormio mountain as to decide to look for a second house there for his holidays.

The request was precise and detailed: two, better three, bedrooms, two bathrooms, a living-room with kitchen and dining corner, a cellar for skis and wine, a garage for one, better two, cars and a garden. The whole thing not far from the centre and not in a very old building.

Bormio, more than other centres in High Valtellina, has been living in the latest years a urban residential explosion, made up especially of second houses, also thanks to the far-sighted management of its natural patrimony, enhanced both in winter and summer.

There are certainly opportunities, but it is all about finding one at a fair price.

My research was not very long. In fact, the request was well outlined, and the market proposals were not as numerous as I had thought.

My clients chose a solution on the ground floor and underground in a small condominium built about ten years ago, formed of 8 real estate unities with an adjoining corner garden, very well exposed to sunshine.

The previous owners had not removed anything from the inside, so the flat was bought with furnishings included.

The project of interiors, without touching the distributive layout, which the clients liked, cared to give new life to the spaces. Also, some furnishings were taken, disassembled and especially modernized by capable Cantù artisans (Rivan arredamenti).

It was the same for the kitchen where the sashes were uniformed to the woodwork of the living area in bleached polished oak wood, the protagonist of all the flat, according to the tastes of the owners more than of those of the architect…

The bedrooms were all covered with woodwork which hid wall and niche wardrobes and at the same time insulated the perimeter walls thermally thanks to the coupling of wood and thin highly performing insulation.

The previous owners had also left pictures of excellent workmanship scattered around the house. They were disassembled, re-framed and carefully inserted in the new project.

The work was completed by the choice of curtain fabrics and matching bedlinen and by the layout of the garden with a selection and new perimeter planting , suitable to ensure greater privacy.
