In this section I am presenting one of the few projects of mine that have only remained on paper.

Through the Cappelletti company, the owners asked me to propose a few distributive variants regarding the “piano nobile” and the second attic floor.

The palace in question is in the historical centre of Como in Via Odescalchi.

The location is really charming, with a main double-height salon, a wonderfully decorated wooden ceiling and frescos on the walls.

My planimetric proposals were mostly related to the enhancement of the existing spaces and to the rationalization of the service rooms.

For what concerns the “Piano nobile”, there were not any variations in the monumental staircase, the entrance hall and the double-height salon and the variants proposed in tables 3 and 5 concerned mostly the kitchen/services area. The discriminant of the two tables was the choice whether to keep or not the existing access stairs to the attic which, from the reliefs effectuated, were, in my opinion, really too narrow.

Table 7 on the contrary foresaw some interventions which, during the construction phase, would certainly require better commitment, also structural, seen the hypothesis of opening new passageways in the existing load-bearing masonry and the overturning of the location of the service area.

In the attic area there were three bedrooms and a Spa, with different sizes, according to the makeover, or not, of the access stairs.

The main bedroom was more essential, but still with a double view on the walled town, a bathroom en suite and a wardrobe.

The makeover of parts of the roof covering also allowed the opening of a terrace on the town and the realization of a small Spa endowed with a mini swimming-pool, Jacuzzi type, and a relax area where to sunbathe in utmost privacy , protected from prying eyes.
